Wow, the sales for December were about 25% higher than last month.  Really made a nice impact on market time across the board.  As a matter of fact sales for this month were higher than the boom market for month of December.  No, I am not kidding...
Let's take a quick look back for the total sales of single family homes for the month of December since 2000:

This is really a telling trend, amazing.  Investors & buyers are really getting that we are in an unprecedented time to buy.  Not only are some homes still cheaper to buy than cars...but the really interesting thing is when you get out there and look is, many are in move-in or close to move-in condition.  Homes can be found in far better condition now, even the really really cheap ones!  We are out selling the boom market and you should really keep your eye on things.
 
I still see that not only are prices still very depressed, but some still in a declining mode.  Why is that I do not know, with all the sales that are happening it may just be simply that the banks are just in the "fire sale" mode and what better time to keep your pulse on pricing than now?  The number of sales are increasing because as we all know, things always come back around and it is without a doubt many of the future wealthy people are picking up what investments they can grab now.
 
If you are even interested in "window shopping" don't hesitate to contact me to even just set up a website with areas you are interested in watching.  I would love to assist you with keeping your eye out and if you don't take advantage of the market ever, or if you even think maybe in a year or two you want to buy....you should have me set up something for you.  I often tell people you can really watch the trends and that will educate you.  It will make you sincerely knowledgeable of the market and you can become your own expert!  This includes those of you who own property and think you may want to sell in a few years, let me set up a search so you can watch your neighborhood, you can watch your own story unfold and see as your neighborhood becomes stronger or when you may decide it is time to move on.

The current number of pending sales are 7,840.  A  slight increase since last week
