Wow, last months sales were really great for single family homes!  There were 8,255 units SOLD!!!  That is almost 34% of the active units on the market.  Folks we have EXCEEDED the sales for March of 2005 when there were 8,099 units sold.  While the TV, radio & other sources of news are telling you how BAD it is out there....don't be fooled.  I would suggest you are on the flip side of the inflated market.  These homes are selling like hotcakes and they should be as values are a fraction of what they were.  If you can buy in this market or know someone who should be buying, this is the time.  I would be happy to set up a website for you anytime so you can follow the areas that interest you.  Even if you have no intention of buying or selling....if you own property you should let me set you up with a site.  Knowledge is power and if you are up on what is really happening you will be able to follow and see the trends as they are coming at you. 
Interestingly the number of active listings remain somewhat stable at only a decrease of less than 1%.  Because of increased sales the average market time has finally dipped below 3 months again!  That has been a long time coming.  The real quandary to me is:  Why aren't the prices starting to go up?  Good question and I get that asked frequently.  It is really difficult to answer that because I don't think anyone really knows.  However, the majority of the market is being controlled by the banks either because they own the properties or they are being asked to approve the short sale of properties.  The banks have the corner on the market currently as far as I can tell, so I would assess only the banks could answer that question for us.....
On the bright side of things.....Maricopa, Coconino, and Pinal counties were removed from the distressed market list which means that 3% down is back for Conventional loans.  This assists us with condos as well which are not easy to get financing.  You can contact Josh Heape (602-330-6446) with Castle & Cooke LLC for more details on this exciting news!
