WOW, there is no doubt we are in a competitive buyers market.  Market time is shrinking and so is the inventory.  Interestingly enough it doesn't seem to me the prices have increased too much yet on new listings (that are owned by banks).  However, if you watch what is happening properties are selling at and often above list price.  Not sure why, but in my observation seems the inventory is being held back to create a sort of "frenzy".  This is why I think you are seeing properties sell over list price.
 
Prices are still so deflated, which makes it an amazing time to buy.  I would highly recommend if you have been sitting on the fence, please let me set you up a website for any areas you are interested in.  OR, even your own neighborhood to keep an eye on what is happening.  I think we are coming to a time where you will want to be really watching "what is possible".  The worst that can happen is I am wrong (it really is anyone's guess, right?).  But, if i am right you will be able to watch as the changes unfold and if anything solidify for yourself if you want to take part in the market or just watch.  Either way, you will have your pulse on it!
