We are really seeing a consistently busy market.  Less inventory and more properties in escrow.  If you are out in the market looking you know there are a lot of multiple offers and houses moving from active to pending before you have had a chance to decide if you really want to see it or not.
List prices for bank properties continue to come on to the market at amazingly low prices, but they are getting swept up and selling for at or over list price more often than not.  Good strategy: look for homes a little less than what you want to spend that way you have room to come up over list price if need be.  With the amount of inventory declining and the foreclosures seeming to still be so high I am wondering if the idea is to create this buyer frenzy, which I know I am seeing.  Then, as inventory shrinks begin raising the prices and the rates may follow suit as well.  We all were stunned at the prices and activity during the inflated market....I don't see this market as being any different than that one now, except of course the prices are completely on the flip side of inflated.
