Well it is clear the inventory is being methodically drained down, as seen again this week.  The market time is robust and the multiple offers are clearly not going anywhere right now.  My thought for you is if you have been considering listing a property and waiting for prices to move up some, I think that may be on it's way.

Supply numbers are based on the number of closings in the previous month, divided into the total number of active listings today.   
This data is for Single Family Detached homes only and does not include Patio Homes, Condos, or Townhouses .
The total number of single family homes on the market in the Arizona Regional Multiple Listing Service is currently 18,696.
A decrease since last week.    
We are seeing an average supply rate of about 1/4 months.
The current number of pending sales are 11,817.  A  decrease since last week
The current number of pending listings that are “active with contingencies”, are 6,733.  A slight decrease since last week
