Seems as though short sales are getting easier to get approved.  The approval times for some are getting done very quickly.  If you have shied away from short sales in the past, I would suggest you reconsider.  Especially if you are not on a specific time frame to move.   If you are considering a short sale of your property and would like more information I would be happy to sit down with you and discuss.

 

No one can say for sure when we have hit bottom; that always happens after you get out of it.  But, from discussions with my peers (other agents, escrow, lenders, etc.) many of us feel we are in it and have been for a while.  I think we will continue here this year.  With the continuing drop of inventory it only makes sense that at some point we will start to see some sort of rally.  Whether it be more sellers jumping in because there isn’t as much for buyers to choose from and/or and more solid base of prices that will start to creep up as multiple offers continue and many homes selling for at or above market price.  Don’t forget the market continues to be very active and while prices don’t seem to be going up very much, there has not yet been a lack of  buyers looking.

Supply numbers are based on the number of closings in the previous month, divided into the total number of active listings today.   

This data is for Single Family Detached homes only and does not include Patio Homes, Condos, or Townhouses .

The total number of single family homes on the market in the Arizona Regional Multiple Listing Service is currently 14,452.

A decrease since last week.    

We are seeing an average supply rate of just about 1 4/5 months.

The current number of pending sales are 8,250.  A slight decrease since last week. 

The current number of pending listings that are “active with contingencies”, are 5,773.  A slight decrease since last week.

Search #8 – Paradise Valley (Over 1 Million)

 

·         Total of 267 active listings.  About a 7 1/2 month supply.  A decrease since last week.     

 

 Search #9 –    50K-100K (Single Family Homes)

 

·         Total of 1,788 active listings.  Less than a 1 month supply.  A decrease since last week.    

 

 Search #10 –  Under 50K (Single Family Homes)

 

·         Total of 459 active listings.   Less than a 1 month supply.   A decrease since last week.
