Wow…it is like the wild west out there.  As the inventory dwindles the multiple offers are getting to what I would describe as somewhat of a frenzy, especially in the >150K price range.  The list prices of properties don’t seem to be gaining much speed, but I would say they are starting to edge forward.  Buyers are paying over list price in a lot of cases, I just put one under contract that had 12 offers on it.  Not so easy to buy a house if you ask anyone who is seriously looking.  Most buyers write several offer before they get a home.  Several, like 5-10 offers, is not unusual.


Note the under 100K market, it is virtually drained!  At this point it only makes up about 12% of the total inventory and the market time is quite short.  That is truly amazing to me.  Only 6 months ago the inventory was twice that!!


Also, I am working with a new buyer group that purchases suburban homes and will pay cash.  Short sales, bank owned, traditional sales…..If you have a listing you need to sell or a property that you are considering selling, send me the information, they buy and close deals!!!  I can get you an answer same day and if it fits the parameters, I can get you an OFFER same day!  Some general guidelines:  1980 or newer, 3+ bedrooms, in an HOA, no pool….ANY part of town!!

The total number of single family homes on the market in the Arizona Regional Multiple Listing Service is currently 12,892.

A decrease since last week.    

We are seeing an average supply rate of less than 2 months.

The current number of pending sales are 10,645.  An increase since last week. 

The current number of pending listings that are “active with contingencies”, are 6,708.  An increase since last week.

·         Total of 1,131 active listings.  Just under a 3 4/5 month supply.  A slight decrease since last week.   


Search #8 – Paradise Valley (Over 1 Million)


·         Total of 293 active listings.  About a 12 3/4 month supply.  A decrease since last week.     


 Search #9 –    50K-100K (Single Family Homes)


·         Total of 1,294 active listings.  Just under a 4/5 month supply.  A decrease since last week.    


 Search #10 –  Under 50K (Single Family Homes)


·         Total of 284 active listings.   A 3/5 month supply.   A decrease since last week.
