Supply rate down to less than a couple months to sell a home.  If that home is under 100K, you are looking at only a couple weeks to sell that house!  The frenzied market continues…….Definitely more confidence as you see listing prices coming in over market and they ARE being sold!  Lots of cash buyers, so financed offers are seeing some serious competition that is making it even that much harder to get a house.  Inventory continues on the decline and prices are on the rise.

 Something coming up on the horizon you need to keep an eye out for is refinancing.  I don’t know the details, but I am hearing that it looks like it will be coming available for those upside down (to a certain point).  I will forward the details when they come my way.

Supply numbers are based on the number of closings in the previous month, divided into the total number of active listings today.   

This data is for Single Family Detached homes only and does not include Patio Homes, Condos, or Townhouses .

The total number of single family homes on the market in the Arizona Regional Multiple Listing Service is currently 12,430.

A decrease since last week.    

We are seeing an average supply rate of less than 1 3/4 months.

The current number of pending sales are 10,250.  A slight decrease since last week. 

The current number of pending listings that are “active with contingencies”, are 6,605.  A slight decrease since last week.

·         Total of 1,108 active listings.  Just under a 3 1/5 month supply.  A decrease since last week.   


Search #8 – Paradise Valley (Over 1 Million)


·         Total of 289 active listings.  About a 10 3/4 month supply.  A decrease since last week.     


 Search #9 –    50K-100K (Single Family Homes)


·         Total of 1,181 active listings.  Just under a 3/4 month supply.  A decrease since last week.    


 Search #10 –  Under 50K (Single Family Homes)


·         Total of 249 active listings.   A 1/2 month supply.   A decrease since last week.
