More of the same….shrinking inventory and lots & lots of multiple offers.  Now that we have been seeing this trend growing stronger & stronger these last couple of months, the effect of pricing moving up is growing as well.  I see lots of new listings short sale & traditional sales coming up 10 or 15% over market typically and they ARE selling.  The main concern will be when it is time for a property to be appraised (if buyer is getting financing) to see if it will come in if buyer’s contract price is far over market.  Continues to be an absolutely crazy market!!  Seeing how much farther we really fell compared to a lot of the country, it is not surprising what is finally taking place.

This data is for Single Family Detached homes only and does not include Patio Homes, Condos, or Townhouses .

The total number of single family homes on the market in the Arizona Regional Multiple Listing Service is currently 10,458.

A decrease since last week.    

We are seeing an average supply rate of less than 1 1/5 months.

The current number of pending sales are 11,230.  An increase since last week. 

The current number of pending listings that are “active with contingencies”, are 6,927.  A slight decrease since last week.

·         Total of 2,816 active listings.  About a 1 1/4 month supply.  A decrease since last week.

·         Total of 789 active listings.  Less than a 2 week supply.  A decrease since last week.

·         Total of 192 active listings.   Less than 2 week supply.   A decrease since last week.
