Affidavit of Disclosure….this is a disclosure that relates to land sales & sellers MUST provide as per the State of Arizona if the property meets specific criteria.  
The details are below….BUT ……wanted to share with you one way you can determine if your property is in an unincorporated area of Maricopa County.
•    Go to www.maricopa.gov
•    Enter into the GIS Maps & Services option from the list on the left.
•    Select Planning & Zoning option
•    On the map screen, select the “APN” tab from the options on the right of the screen (the APN tab is on the bottom right of those tabs)
(APN stands for Assessor’s Parcel Number; this can be found on your tax bill)
•    Enter the APN in the box that pop up on the bottom left
•    Finally, on the left side of the screen scroll down about 2/3 of the way and you will see an option that says “Maricopa County Unincorporated”
Of course, you should always double check with the County or maybe with the assistance of an escrow officer to confirm the property is indeed incorporated or unincorporated.  
 
Here is an excerpt from the Arizona Department of Real Estate (ADRE) with respect to this issue:

Pursuant to A.R.S. §33-422, a seller of five or fewer parcels of land, other than subdivided land, in an
unincorporated area of a county, and any subsequent seller of such a parcel, shall furnish a written
affidavit of disclosure, in substantially the same form set forth in the statute, to the buyer at least
seven days before the transfer of the property. The buyer shall acknowledge receipt of the affidavit.
The buyer has the right to rescind the sales transaction for a period of five days after receipt of the
affidavit of disclosure. The seller must record the executed affidavit of disclosure at the same time
that the deed is recorded.

Various statutes are referred to in the Affidavit of Disclosure. The seller should review these statutes
before completing the Affidavit. Arizona statutes are available at

A very slight increase since last week.    
We are seeing an average supply rate of just over 1 ½  months.
The current number of pending sales are 9,980.  A slight increase since last week.
The current number of pending listings that are “under contract-accepting back-up offers”, are 3,934.  A slight increase since last week.

•         Total of 1,986 active listings.  Just over a 1 1/3 month supply.   A slight decrease since last week.
           Search #2 – West, Far SW & Far NW Valley
•         Total of 3,367 active listings.  Just over a 1 2/3 month supply.  A slight decrease since last week.

•         Total of 2,235 active listings. Just over a 1 1/4 month supply.  A slight increase since last week.

(Queen Creek, Chandler, Gilbert, Apache Junction, Gold Canyon, Tortilla Flat, Mesa, Tempe, Ahwatukee,Guadalupe, Komatke)

Search #5 – Southeast Valley   

•         Total of 941 active listings.  Just under a 2 4/5 month supply.  .  A slight decrease since last week.

(Arizona City, Eloy, Picacho, Toltec, Arizola, Casa Grande, Randolph, Coolidge, Valley Farms, Florence, Johnson Ranch, Sacaton, Bapchule, Stanfield,
Maricopa, Ak Chin, Santa Cruz)

Search #6 – Scottsdale (Over 1 Million)

•         Total of 605 active listings.  Less than a 12 1/3 month supply.  A slight decrease since last week.

Search #7 – Scottsdale (Under 1 Million)

•         Total of 966 active listings.  Just under a 2 1/5 month supply.  A slight decrease since last week.

Search #8 – Paradise Valley (Over 1 Million)

•         Total of 297 active listings.  A 9 month supply.  A slight increase since last week.     

 Search #9 –    50K-100K (Single Family Homes)

•         Total of 623 active listings.  Just under a 1 month supply.  A decrease since last week.    

 Search #10 –  Under 50K (Single Family Homes)

•         Total of 120 active listings.   Just over a 3 week supply.   A slight increase since last week.
