Want to know how YOU might be able to lower your property taxes?  …well….if your property is classified improperly you probably can!!
There has been a very large number of rental properties particularly over the last several years and whether you bought a traditional or short sale property….you may very well be paying a rental property tax rate rather than an owner/occupied tax rate…..HOLLAR…..this can mean DOLLARS….for YOU!!  If your property is owner/occupied and you are paying a rental tax rate, your legal classification is incorrect and an easy fix will save you money….read on….

I am excited to keep you informed and provide information that could benefit you….or you can pass it on and maybe help someone else!

I would highly recommend you take a minute to find out; no matter how long ago you purchased just so that you know for sure!

So……I have done the research for you here so you can determine in a couple of minutes if your property is classified correctly:
•    Access:  www.maricopa.gov
•    At the top left, under quick links, click assessor/parcel information
•    In the search box type in your address or parcel number
If you type in your address & you own multiple properties you might see a drop down menu.  If so, select the property you want to see, by clicking the “Detail” link and it will take you to the property page.  (The detail option is only available for the address you typed in, so be sure if you are checking multiple properties, that you start a new search each time and use the address for the property you want more information on)
If you type in the parcel number, you will be brought instantly to the property page
•    Scroll down about ½ way and you will see a heading on the left (under the graph) that says “Valuation Data”.  This is where you will find the legal class of your property.  
o    LEGAL CLASS 3:  OWNER/OCCUPIED PROPERTY
o    LEGAL CLASS 4:  RENTAL PROPERTY

If you determine that your property is classified incorrectly this is how you can get it corrected:
•    Access:  www.maricopa.gov
•    At the top left, under quick links, click assessor/parcel information
•    There are options across the top in blue with white lettering, select the “FORMS” tab
•    Under the very first section “Forms” in blue you will select the 1st option, All AZ DOR Forms
•    Scroll  down, about ½ way and select form:  82179PT (Taxpayer Notice of Claim – Personal Property)
•    Print out & complete the form.  Section 4 of the form is where you describe the error.  You will need to mail the form in certified.

Supply numbers are based on the number of closings in the previous month, divided into the total number of active listings today.   
This data is for Single Family Detached homes only and does not include Patio Homes, Condos, or Townhouses .
The total number of single family homes on the market in the Arizona Regional Multiple Listing Service is currently 19,464.
A slight decrease since last week.    
We are seeing an average supply rate of just over 3 3/4 months.
The current number of pending sales are 4,960.  A decrease since last week.
The current number of pending listings that are “under contract-accepting back-up offers”, are 2,218.  A decrease since last week.

•         Total of 3,736 active listings.  Just over a 3 4/5 month supply.   A slight increase since last week.
           Search #2 – West, Far SW & Far NW Valley
•         Total of 5,472 active listings.  Just over a 4 1/3 month supply.  A slight increase since last week.

(Cities of: Cordes Lakes, Bumble Bee, Crown King, Wagoner, Yarnell, Date Creek, Constellation, Black Canyon City, Castle Hot Springs, Wickenburg, Aguila, Gladden, Morristown, Circle City, Wittmann, Harquahala, Tonopah, Paloma, Sentinel, Gila Bend, Mobile, Arlington, Hassayampa, Palo Verde, Congress, Peeples Valley, Yarnell, Cleator, Cordes, Glendale, Litchfield Park, Goodyear, Avondale, Tolleson, Cashion, Estrella Mountain Ranch, Laveen, Peoria, Surprise, Sun City, Sun City West, Glendale, El Mirage, Youngtown, New River, Anthem, Buckeye)

Search #3 – Northeast Valley

•         Total of 753 active listings.  A 11 3/4 month supply.  A slight decrease since last week.   

 (Cities of: Rio Verde, Fountain Hills, Sunflower, Camp Creek, Desert Hills, Cave Creek, Carefree, Fort McDowell)

Search #4 – East Valley

•         Total of 4,206 active listings. Just under a 3 3/5 month supply.  A slight decrease since last week.

(Queen Creek, Chandler, Gilbert, Apache Junction, Gold Canyon, Tortilla Flat, Mesa, Tempe, Ahwatukee,Guadalupe, Komatke)

Search #5 – Southeast Valley   

•         Total of 1,278 active listings.  Just under a 6 month supply.  .  A slight increase since last week.

(Arizona City, Eloy, Picacho, Toltec, Arizola, Casa Grande, Randolph, Coolidge, Valley Farms, Florence, Johnson Ranch, Sacaton, Bapchule, Stanfield,
Maricopa, Ak Chin, Santa Cruz)

Search #6 – Scottsdale (Over 1 Million)

•         Total of 671 active listings.  Just over 19 month supply.  A slight increase since last week.

Search #7 – Scottsdale (Under 1 Million)

•         Total of 1,281 active listings.  A 4 1/2 month supply.  A slight increase since last week.

Search #8 – Paradise Valley (Over 1 Million)

•         Total of 287 active listings.  Just over a 15 month supply.  A slight increase since last week.     

 Search #9 –    50K-100K (Single Family Homes)

•         Total of 710 active listings.  Just under a 2 3/4 month supply.  A slight decrease since last week.    

 Search #10 –  Under 50K (Single Family Homes)

•         Total of 85 active listings.   A 1 4/5 week supply.   A slight increase  since last week.
