Supply is UP and so is market time.  While things are moving slower…they still are moving…
Average market time is over 4 months overall and inventory is still slowly creeping up!
I would say what we see as a “slowing” market is probably more what would be considered a more “normal” market where Sellers/Buyers negotiate contracts and each have to give in some.  It can be a couple months sometimes before a Seller might even get a contract for consideration.  While this has been the trend since late last year, I would say we have comfortably moved into accepting this being the market we are in and not expecting multiple offers and craziness again anytime soon.

Supply numbers are based on the number of closings in the previous month, divided into the total number of active listings today.   
This data is for Single Family Detached homes only and does not include Patio Homes, Condos, or Townhouses .
The total number of single family homes on the market in the Arizona Regional Multiple Listing Service is currently 21,395.
An increase since last week.    
We are seeing an average supply rate of just under 4 2/5 months.
The current number of pending sales are 5,644.  An increase since last week.
The current number of pending listings that are “under contract-accepting back-up offers”, are 2,601.  An increase since last week.

•         Total of 4,017 active listings.  Just under a 4 2/5 month supply.   An increase since last week.

•         Total of 6,030 active listings.  Just under a 5 month supply.  An increase since last week.

•         Total of 1,345 active listings.  Just under a 6 1/2 month supply.  .  An increase since last week.

•         Total of 778 active listings.  Just over 25 month supply.  An increase since last week.

Search #7 – Scottsdale (Under 1 Million)

•         Total of 1,540 active listings.  Just under a 6 3/5 month supply.  An increase since last week.

Search #8 – Paradise Valley (Over 1 Million)

•         Total of 347 active listings.  Just over a 12 2/5 month supply.  An increase since last week.     

 Search #9 –    50K-100K (Single Family Homes)

•         Total of 722 active listings.  Just under a 2 3/4 month supply.  An increase since last week.    

 Search #10 –  Under 50K (Single Family Homes)

•         Total of 86 active listings.   Just over a 2 week supply.   An increase  since last week.
