Hi there, hope your week is off to a great start!

Thought I would share with you some research I did of sales over the last several years for the month of January.  
This research* includes ALL residential CLOSED sales for the month of January with the corresponding year.

Last week I suggested we have more or less moved back into a more “normal” market with respect to market time for listings.
Based on the sales above I think this trend suggests the same.  Probably one of the biggest differences compared to the previous years, from the year we are in, is that inventory is bit lower.  On my website I have been posting this report since October 2010, at that time there were over 32,000 active listings in that report.  I don’t have the research for the years prior, but if memory serves 25,000-30,000 active listings is probably more in line with the more stable markets we have seen.

Here are your weekly Inventory Levels:
 
Supply numbers are based on the number of closings in the previous month, divided into the total number of active listings today.   
This data is for Single Family Detached homes only and does not include Patio Homes, Condos, or Townhouses .
The total number of single family homes on the market in the Arizona Regional Multiple Listing Service is currently 21,498.
An increase since last week.    
We are seeing an average supply rate of just under 5 1/3 months.
The current number of pending sales are 5,905.  An increase since last week.
The current number of pending listings that are “under contract-accepting back-up offers”, are 2,704.  An increase since last week.
 
           Search #1 – Phoenix (City of Phoenix)
 
•         Total of 4,035 active listings.  Just under a 4 1/3 month supply.   An increase since last week.
           Search #2 – West, Far SW & Far NW Valley
•         Total of 6,001 active listings.  Just under a 5 month supply.  A slight decrease since last week.

Search #3 – Northeast Valley

•         Total of 829 active listings.  A 9 1/3 month supply.  A slight decrease since last week.   

 (Cities of: Rio Verde, Fountain Hills, Sunflower, Camp Creek, Desert Hills, Cave Creek, Carefree, Fort McDowell)

Search #4 – East Valley

•         Total of 4,736 active listings. Just under 4 1/2/ month supply.  An increase since last week.

(Queen Creek, Chandler, Gilbert, Apache Junction, Gold Canyon, Tortilla Flat, Mesa, Tempe, Ahwatukee,Guadalupe, Komatke)

Search #5 – Southeast Valley   

•         Total of 1,337 active listings.  Just under a 6 1/2 month supply.  .  An increase since last week.

(Arizona City, Eloy, Picacho, Toltec, Arizola, Casa Grande, Randolph, Coolidge, Valley Farms, Florence, Johnson Ranch, Sacaton, Bapchule, Stanfield,
Maricopa, Ak Chin, Santa Cruz)

Search #6 – Scottsdale (Over 1 Million)

•         Total of 783 active listings.  Just over 25 month supply.  An increase since last week.

Search #7 – Scottsdale (Under 1 Million)

•         Total of 1,574 active listings.  Just under a 6 3/4 month supply.  An increase since last week.

Search #8 – Paradise Valley (Over 1 Million)

•         Total of 362 active listings.  Just under a 13 month supply.  An increase since last week.     

 Search #9 –    50K-100K (Single Family Homes)

•         Total of 720 active listings.  Just under a 2 3/4 month supply.  An increase since last week.    

 Search #10 –  Under 50K (Single Family Homes)

•         Total of 89 active listings.   Just over a 2 week supply.   An increase  since last week.
