Wow, really big drop in single family home sales…October 2014 – 5,182 sales & November 2014 – 4,176 sales…about a 20% drop.
Total single family active listing only dropped slightly, by about 2%.
The average market time has jumped up almost a  full month to 4 ¾ months.
If it feels like the market is moving slower lately….you would definitely be feeling the right vibe.
 
Here are your weekly Inventory Levels:
 
Supply numbers are based on the number of closings in the previous month, divided into the total number of active listings today.   
This data is for Single Family Detached homes only and does not include Patio Homes, Condos, or Townhouses .
The total number of single family homes on the market in the Arizona Regional Multiple Listing Service is currently 19,855.
A slight decrease since last report.    
We are seeing an average supply rate of just over 4 3/4 months.
The current number of pending sales are 4,576.  A slight decrease since last week.
The current number of pending listings that are “under contract-accepting back-up offers”, are 2,335.  A slight decrease since last week.
 
           Search #1 – Phoenix (City of Phoenix)  
•         Total of 3,608 active listings.  Just over a 3 month supply.   A slight increase since last week.
           Search #2 – West, Far SW & Far NW Valley
•         Total of 5,298 active listings.  Just under a 4 1/5 month supply.  An increase since last week.

•         Total of 4,443 active listings. Just over a 3 3/4 month supply.  An increase since last week.

Search #5 – Southeast Valley   

•         Total of 1,229 active listings.  Just over a 6 1/2 month supply.  .  An increase since last week.

(Arizona City, Eloy, Picacho, Toltec, Arizola, Casa Grande, Randolph, Coolidge, Valley Farms, Florence, Johnson Ranch, Sacaton, Bapchule, Stanfield,
Maricopa, Ak Chin, Santa Cruz)

Search #6 – Scottsdale (Over 1 Million)

•         Total of 762 active listings.  Just under an 23 month supply.  An increase since last week.

Search #7 – Scottsdale (Under 1 Million)

•         Total of 1,399 active listings.  Just under a 6 1/10 month supply.  An increase since last week.

Search #8 – Paradise Valley (Over 1 Million)

•         Total of 338 active listings.  Just under a 17 month supply.  An increase since last week.     

 Search #9 –    50K-100K (Single Family Homes)

•         Total of 477 active listings.  About a 2 3/4 month supply.  An increase since last week.    

 Search #10 –  Under 50K (Single Family Homes)

•         Total of 78 active listings.   Just under a 2 month supply.   A decrease  since last week.
