If it felt like sales slowed down a bit at the beginning of the year…you would be right!  There was about a  25% decrease in sold single family homes from December (total SFR sales 5,241) to last month….January (total SFR sales 3,887).  That pushes our average market time back up to almost 5 months.  Although pending sales did stay very consistent from last month to this month only adjusting slightly.  
I am going to guess this may very well be due to the big change in PMI and likely Buyers waiting to purchase to take advantage of it!  I am guessing we should see a turn-around come end of February when Buyers who held out are ready to close so they can get a lower payment.  Certainly well worth it!!  Although, this really doesn’t account for the slowdown in the PV and higher end priced homes which saw big increases in market time…..we’ll will have to see how they recover over the next month as well.

The total number of single family homes on the market in the Arizona Regional Multiple Listing Service is currently 19,158.
A slight increase since last report.    
We are seeing an average supply rate of just under 5 months.
The current number of pending sales are 4,764.  A slight decrease since last week.
The current number of pending listings that are “under contract-accepting back-up offers”, are 2,690.  A slight increase since last week.

•         Total of 3,397 active listings.  Just under a 4 month supply.   An increase since last week.

•         Total of 5,057 active listings.  Just over a 4 1/3 month supply.  An increase since last week.

Search #5 – Southeast Valley   

•         Total of 1,246 active listings.  Just under a 6 1/2 month supply.   An increase since last week.

•         Total of 851 active listings.  Just over an 21 4/5 month supply.  An increase since last week.

Search #7 – Scottsdale (Under 1 Million)

•         Total of 1,430 active listings.  Just over a 5 1/2 month supply.  An increase since last week.

Search #8 – Paradise Valley (Over 1 Million)

•         Total of 402 active listings.  Just over an 22 1/3 month supply.  An increase  since last week.     

 Search #9 –    50K-100K (Single Family Homes)

•         Total of 474 active listings.  About a 2 3/4 month supply.  A slight increase  since last week.    

 Search #10 –  Under 50K (Single Family Homes)

•         Total of 79 active listings.  Just over a 2 4/5 month supply.   An increase  since last week.
