I often get inquiries from Sellers as to when is the “BEST” time to sell?  I definitely have heard many times sellers having concerns about selling in the summer because of the heat, people on vacation, kids out of school, etc.  The market is live and breathing and ever changing….no matter a good market or bad market people have to (or want to) buy and sell.  Our market is certainly leaning towards sellers, as inventory is lower and sales are strong.

Here is a quick snapshot of what we have seen evolve in 2015 thus far:

Our trending sales are strong!!  Rates still phenomenally low!!  
A great time to sell because there are lots of buyers!  
A great time to buy because prices are on a reasonable slow and steady pace upward & rates low…..great programs out there still whether a 1st time home buyer or purchasing investment, etc.  Also, a great time to be a move up or downsizing buyer if you are ready for a change!!

The total number of single family homes on the market in the Arizona Regional Multiple Listing Service is currently 16,126.
A decrease since last week.    
We are seeing an average supply rate of just under 2 2/5 months.
The current number of pending sales are 6,095.  A decrease since last week.
The current number of pending listings that are “under contract-accepting back-up offers”, are 3,145.  A decrease since last week.

•         Total of 2,880 active listings.  About a 1 3/4 month supply.   A decrease since last week.

•         Total of 3,710 active listings.  Just under a 1 3/4 month supply.  A decrease since last week.

•         Total of 3,806 active listings. Just over a 1 4/5 month supply.  A decrease since last week.

Search #5 – Southeast Valley   

•         Total of 859 active listings.  Just under a 2 3/4 month supply.   A decrease since last week.

(Arizona City, Eloy, Picacho, Toltec, Arizola, Casa Grande, Randolph, Coolidge, Valley Farms, Florence, Johnson Ranch, Sacaton, Bapchule, Stanfield,

Search #6 – Scottsdale (Over 1 Million)

•         Total of 639 active listings.  Just under an 9 1/2 month supply.  A decrease since last week. Finally under double digits!

Search #7 – Scottsdale (Under 1 Million)

•         Total of 1,286 active listings.  Just over a 3 1/9 month supply.  A decrease  since last week.

Search #8 – Paradise Valley (Over 1 Million)

•         Total of 270 active listings.  About a 6 3/4 month supply.  A decrease  since last week.     

 Search #9 –    50K-100K (Single Family Homes)

•         Total of 280 active listings.  About a 1 1/2 month supply.  A decrease  since last week.    

 Search #10 –  Under 50K (Single Family Homes)

•         Total of 58 active listings.  Just over a 2 1/4 month supply.   A slight increase since last week.    

Search #11 –  Vacant Land (All Residential Lots)

•         Total of 7,161 active listings.  Total of 258 pending listings.  Total of 225 closed listings last month.   About a 31 4/5 month supply.  An increase  since last week.
