    13% increase in closed sales from last month.

    Big jump in homes going under contract, which has reduced active listings and market time is back under 3 months! Vacant Land sales seeing an increase in listings and market time this time.

    Great update from February sales, we have seen a decrease in inventory and increase in sales with the exception of Paradise Valley which saw a significant increase in market time.

    Looks like we have had a good number of homes go under contract since last report which brought the average market time down slightly. Hopefully an indication of a better number of closings on the horizon for the month of February.

    The new numbers are out and we are seeing about a 15 ½% drop in closed single family home sales from December 2018 (5,247 total SFR sales) to January 2019 (4,430 total SFR sales).

    Since last week that has been a nice tick up in the homes going under contract and market time slightly coming down, with the exception of the East Valley (including Scottsdale & Paradise Valley Area). The overall market is staying pretty steady with an average of about 3 months on the market.

    While we are seeing the average market time has tipped above 3 months for the overall market, the pending/ucb sales saw a nice increase. Hopefully once we see January’s final numbers we will see that average market time come back down, even with the bump in increased inventory. We are also seeing a nice increase in the pending sales for vacant land. All signs are showing that things are picking up!
